Tips for Staging your Home for the Photographer

Staging your home for the real estate photographer is much like preparing for an interview. A few hours of time spent preparing can either make or break your home’s appearance. In this blog we’ll explore some tips so that your home can truly sell itself!

Staged home

When staging your home, less is so much more

Many home sellers are tempted to utilize each nook and cranny of space in the home with chachkies and other frivolous decor. You should refrain from doing so. Less is more in the world of decorating, especially when you’re showcasing your home’s space. After all, it’s the space you’re selling, not your wall collection of Beanie Babies. Make sure power cords are tucked behind furniture or at least bundled together. These photos should act as a digital canvas for potential home buyers – if they’re unable to visualize the space as their own then you will be running into problems selling.

If you have pets, consider removing your pet’s items from the home. Not all home buyers are pet lovers, and some may even be turned off by a home that has pets. Put up your dog or cat’s beds, bowls, food and toys before the photographer arrives.

Design to impress

First impressions are everything, and this remains true in real estate photography. The photographer will know how to get a good shot, but much of that is dependent on your ability to dress up the room. Take time, care and consideration into how you dress the room. Are the sheets perfectly straightened and wrinkle-free? Are the window curtains perfectly aligned and steamed? Are there cookie crumbs on the floor? All valid and important questions to ask yourself.

Sweep floors and dust bookshelves. Clean and clear the bathroom counter, put away hairdryers, makeup, toothbrushes and other personal items. Take a walk through the house and make sure that it’s as clean and ready as it would be if you were having guests over.

Don’t forget landscaping

Fly4Pix captures the home’s essence from a bird’s eye view. This means that manicuring the yard is an essential part of the process too. This is more-or-less self-explanatory, but mowing the lawn, pulling weeds and trimming back yard greens will all aid in improving the look of your home.
